Selling to Buy at the same time is like wearing 2 different shoes at once. One is your selling shoe, the other is your buying shoe, and regardless of their differences, you must be able to walk the path with balance and style!
The Strategy that I use to facilitate the transition from one home to another is by using tactics of synchronization. Always remember that emotions will come into play if you don't follow a tactical plan. If you start visiting homes and fall in love with one, you will precipitate the listing of your home to avoid losing that dream house you just walked into. This can cost you dearly. Conversely, if you sell your home to a buyer and commit on a moving date without having considered your next property, you will put yourself in a position to rush and buy whatever becomes "available" as opposed to what fits right for you and your family.
Your tactical plan should be to first prepare your home and the listing strategy 10 days before considering shopping. This 10 days allows your realtor to prepare all that is required, while allowing you to clean up the place, so that by a certain date, you are ready to "launch" your home on the market. Once this is done, you can then start visiting homes and should you nail the perfect one, you can then negotiate your deal under the condition of selling yours. By being ready on the sale side, you can better convince the owner of the home you have targeted to accepting such a conditional offer as he sees your readiness to make the deal happen.
